Buying in Thailand

Hey Danny,

Hope you are well.
I was looking at buying a house/ apartment in or around Rawai.
Just wondering if you know about Farangs owing a house in Thailand..is it possible or do you have to lease the title or do you need a Thai partner for the right to own there?
Any advise would be great

foreigners can not own land in Thailand, you can register a company and the company can own the land & lease it back to yourself

You can own a building / unit/ condo though
Buying a shop house makes for a good investment
3 levels ... the shop & 1st floor apartment is always in high demand as a rental.
2nd floor can be rented as office space or as an apartment and the 3rd floor (penthouse) you can rent out \r use it for your self

New shop houses close to the beach are selling for approx 4 million THB ($100 - 120k USD)

Shop & first floor should rent out for 20.000 THB per month
The penthouse fully furnished should return 15 - 20.000 THB per month long term / more in the peak holiday season

Hello all /... im back in Phuket in a few days.

If any of you are looking for an investment / income / business in Thailand.... I am considering selling all or a half share in the Muaythai bar.

The muaythai Bar is located next to the gym, it's the hang out lounge for our students (pool table, big screen TV, play station machine, noodle bar / fruit & protein shakes RAW /health foods, etc...

The business would suit a forginer with previous bar / stock control / management experience.
A thai wife / Thai Girlfriend to manage the resturant / bar staff would be a HUGE advantage.

A passion for health food / RAW food would be an advantage too.

1.5 million THB buys the bar
(approx $30.000 USD)

This is not a bar for Thai girls /sex, so persons intrested in being a Phuket Pimp.. please dont waste my time.

monthly rent = 10.000 THB per month
electric bill / 2.500 THB per month

Hi Danny welcome back. Can u recommend any good companies that sell businesses in or around Phuket. A quick search on Google brings up a few but the ads on them seem a coupla years out of date.

Im interested in a small 16/20 room hotel/Bar/Restaurant style place, needs to generate around 2.5million thb net profit for me to live as comfortable as I want to. If you hear or know of anything

What are the tax rules out there?
How much is tax?
Is it easy to get a work permit on the back of buying a business?
I see there are rules on investment for doing this but not sure how much it is.
Judging by what Ive seen, u buy the property outright on most businesses and lease the land?
Is the key money that seems to get quoted refundable or is this something that passes on to the next purchaser?
Hate to bring this one up: Corruption, does it affect every business owned by farangs or is it less common than perception makes us believe?
Do the prices rise when its known a farang is interested in buying the business?

(A) I dont know much about the tax laws in Thailand

(A) NOT as much as developed countries.
(I pay aprox $100 a month in Tax and theygave me a tax refund back this year too

(Q)Is it easy to get a work permit on the back of buying a business?
(A) YES ... If you own a company then you can apply for a work permit.Its a lot of paper work though but no other way around it. A good accountant/ office manager can make easy work of this type of thing & save you alot of headache. (some businesses you can be low key and not need the hassle of a work permit... to get round the VISA issue you can stay here on a 12 month tourist visa & renew it each year easy. I done this for 3 years before the GYM gave me a work visa.

(A) Their are lots of rules ..do's & dont's... its all rather confusing.

(A) Yes this is correct.

(A) Money is never refundable in Thailand, the key money is a Thai thing.. paid up front ofr the lease / purshease of all businesses (consider it money for good will )

(A)Corruption is everywhere in Thailand and for the Farang you always are charged more than the Thai's... this is where having a Thai business partner comes in handy.

(A) YES alway ...

My recommendation in to be here... live here, learn to speak some Thai and get a feel for things before you invest / buy any business in Thailand.

Thanks for those answers, most helpful and advise taken on board Just a couple more:

If your lease expires or your landlord refuses to renew it, whats happens to the property you own thats sitting on it?
Is this a possble scenario? Something that happens frequently?

I see the Bamboo Bar in Nai Harn has just been sold, looks very much like it was the old Muay Thai bar.

hmmmm.... I would think if you don't renew your lease or sell the business cheap to some one that agrees to renew the lease then the landlord would inherent what you leave on his land.

The Bamboo bar is/was the original Muaythai Bar
It was a buzzing bar back when we had it. we sold it a few years ago to one of our students that wanted to stay & train / live in Thailand (Mike from the USA).
Mike had it about 2 years and only recently on sold it for 1.5 million

The good thing with owing a bar in Thailand is you dont need the hassle & ongoing expense of a work permit The down side is your Thai girl friend usley ends up ripings you off

Thats why I want a nice small hotel/bar/restaurant. I want to purchase a company, get the permit and be all nice and legit (within reason of course)

Mike turned up when I was out there. I saw that Bamboo bar for sale at 900,000 baht, with the rents etc I cant see it has enough passing traffic to make it work. When it was the MT bar it had the gym affiliation to help it. Has Nai Harn got busy in the last coupla years?

The Bamboo bar / X - Muaythai bar is in a good location 600 meters from the beach.

When we sold the bar to Mike it was a booming business.. full of our students every night....
We sold it very cheap & the idea was for Mike to continue running it as the Muaythai Bar, but ...

The first thing he done after buying the bar was to change the name, then he took away the DVD hire & the Play station machine ... after that I dont think any of our students went back their, but he still sold the bar 2 years laster for a very good profit and it gave him an income to stay in Thailand & train for an extended period.

The New Muaythai Bar located @ the Gym has the potential to be even better than the old muaythai bar .. I just need to find a good manager/ partner to train the staff & maintain stock control ..

I am very interest to know more about the 3 level shop house. If it cost about USD120k. and the rent return can reach around USD2000.00. That's very good return.

However, is there any tax or any other charges? Is it easy to rent out and easy to get my monthly rental? How about the maintenance?

Is it easy to buy a good location one? Is it easy to re-sell it in the future?

Danny, can you pls give us more details? Or where I can get more details?
